There is hope, for the many families suffering from a job loss, an adjusting interest rate and the decrease in the value of their home. That hope comes in the reality of the Loan Modification. But, what is it? How can I qualify? Will I be disqualified because I make less, missed payments, lost my job?

A loan modification is a permanent change to the terms of your mortgage. There are several different types of loan modifications: Forbearance Modification; Temporary Modification; Soft Modifications; Permanent Modifications; Litigious Modifications. But, they are all designed to make your payments more affordable.

Currently banks and lenders are more open to loan modifications than they have been in the past. The challenge that many homeowners faced with modifying their loans is that banks are extremely busy, and they are not working in the home owner’s best interest. Their staff is working in the bank’s best interest. Therefore, even if a homeowner is successful in negotiating a modification, it will be one that favors the bank.

A second hurtle to the successful completion of a modification by a homeowner is that the bank agents are overwhelmed with requests and they just don’t have the time to “dicker” or set up a modification with a homeowner who doesn’t know the “hot” buttons.

It is for these reasons that it makes sense to hire an expert to guide you and to present your case. Above and beyond presenting your case you need legal help to be heard. Once heard your loan modification has to be packaged correctly or it is very difficult to get the lenders attention and subsequent approval...
