Credit, Cash, Confidence... Those are the three "c"s that plague today's buyers.

Credit: Many Buyers do not have credit scores.  Who are they? Often they are our newer citizens or resident aliens that use the cash and carry way of life common in their homeland.  This can be a significant challenge.  However, I have 7 investors (lenders) that will finance up to 95% with no credit scores.  Why are 7 investors important?  Each investor views your loan file just a bit differently.  I know which ones have what criteria... That is how I can help you.  I also know how to use your alternate credit to build acceptable credit scores within two weeks.  How powerful is that?!

Cash: I have 32 different combinations for down payment assistance for buyers to buy a lovely home for up to $417,000. I have 4 investors for Jumbo financing with as little as 5% down.  I can even do those loans with NO monthly mortgage insurance!  I also have options where Sellers can contribute up to 12% of the sales price towards down payment or closing costs (or make your payments for the first 6 months).

Confidence:  In many cases buyers lack confidence.  They ask: " is this the bottom"?  "Could we get a better 'deal' else where?"  This is where it is important for know your buying motivation.  If you have fallen in love with a house that will be a home for your family- then go for it!  A little further slide in the market won't hurt you if you are planning on making this a home.  Living there while your kids are in school... while you finish graduate school... as you retire... So many reasons! But, notice what I omitted: BUYING TO RESELL AND MAKE A PROFIT.  Of course over time you will see an increase in value.  Of course you will see significant IRS tax savings with your interest and property tax write offs. So, find your home.  Fall in love and enjoy many years building memories.  You see... that's what I do... I make dreams come true.
