With utility bills rising steadily and dramatically, creating an energy efficient home is smart.  Saving a savoy home owner / home buyer hundreds of dollars if not thousands.  Every month the cost of heating, cooling, lighting, refrigeration, washing and drying and all the other small things we take for granted seem to increase. But, you can take steps to ensure that your homes use less energy. In fact, energy costs can be reduced without sacrificing  comfort or convenience. 

 To find out what can be done and what is practical, an energy rating report needs to be ordered through the California Home Energy Efficiency Rating Service (CHEERS) A link for rating companies throughout California is available. 

A Rating Report includes:

• A summary of existing conditions of the home.
• Overall Rating Score of the home, as it is.
• Recommended cost-effective energy upgrades.
• Estimates of the cost, annual savings, and useful life of upgrades.
• Improved Rating Score after the installation of recommended upgrades.
• Estimated annual total energy cost for the existing home before and after upgrades.

If you are purchasing or refinancing a home the recommendations can typically be financed.  Government loans have varying dollar amount restrictions, but the allowable cost is a direct ad to your previously approved loan amount.  You as the buyer do not need to go through a qualifying process based on the increase.  Also good news, the work does not necessarily need to be completed before close of escrow.  A huge item when negotiating a purchase transaction.
